They often associate rental real estate with toilets, bad tenants, property damage and evictions.  While these problems can and do occur occasionally, we’ve been able to identify ways to find properties that require less maintenance and screen prospective “bad seed” tenants, thus minimizing the risks greatly.  Investing in rental real estate has produced more wealth than any other single industry in history, however, research on your part is crucial to determine if it’s right for you.

 

How do I get started?                                            

 

The first step is to call The Kawohl Team.  We will assist you in finding a property that is right for you.  When doing so, we focus on:                     

                                                             

1.)      Location, location, location: How is the location?  Is the area saturated with “for rent” signs?  Is it in an area that is appealing and will draw in good tenants?

2.)      Due Diligence: Do your homework!  Check the newspapers for rents, ask questions and take time to educate yourself.

3.)      Know your numbers: Will the property produce enough income to cover monthly mortgage, property management and maintenance?  We always say “Don’t fall in love with a box!”   To us, the properties are boxes that make us money.  Just because the property is cute, doesn’t mean they will be financially feasible.  Keep your emotions out of it, the numbers must work.

4.)      Condition of the building: Are you a handy man who enjoys getting his hands dirty?  Are you someone who doesn’t know how or has no desire to fix a toilet?  These are important things to know about yourself when looking for the right property.

5.)      Locating a possible purchase:  We call this the 100/10/1 rule.  When searching for a property, we typically view 100 properties, physically look at ten, and purchase one.
